How to Get Top Dollar for Your
House I am often asked why certain homes sell for more
than others. for instance, how could a home without a pool sell for MORE
that the same model with a pool? It's really relative to what is
considered VALUE. Sometimes it's personal, as in the case where the buyer
may value other amenities such as: more yard space, RV access, or more
living area. Maybe the upgrades in the home create enough
"emotional" appeal to make the buyer "fall in love."
THE MORE BUYERS A HOME APPEALS TO, THE BETTER THE CHANCE FOR A HIGH PRICE!
That's my job...creating buyer appeal.
Let's talk about...What Affects
Value?
COMPETITION (supply & demand) is a
very big factor. Unless you are the only game in town, you must be aware
of the competition. Take a look at the market from the buyers' eyes to
improve your appeal.
LOCATION can be extremely important.
Some of the reasons value has held so well in our area is because of the
wonderful climate, ocean breezes, excellent schools, and reasonable commute
distance to Tampa and Orlando. Homes on interior streets or cul-de-sac
locations appeal to MORE buyers than those on busy streets.
CONDITION is high on the list of
influence. General pride of ownership shows. Buyers like to
"feel" good in the home they are considering. Work to be done
(paint, carpet, landscaping) may look like more aggravation and cost than most
buyers want to face. Usually, just a few dollars more spent in the right
areas will be returned by a higher sales price and a faster sale. The
NEWER the home looks, the MORE buyers it will attract. "FIXING
UP" to prepare your home for sale is my expertise. My clients have
ALWAYS been rewarded by a much higher return on the investment of correctly
chosen carpet & paint. Only a few touch ups are necessary. DON'T
OVERSPEND! I have excellent sources for reasonable prices for most
improvements. Call SUSAN before you spend!
TIME is an important factor often
overlooked in VALUE. The seller transferred or in in financial difficulty
may have to offer a lower price to encourage a fast sale. VALUE DEPENDS ON
THE MOTIVATION OF THE SELLER!
CAUTION!!! One frequent problem is
"Falling in Love" with a new home before your home is
"ready" for sale...Then the pressure is on! PLEASE CALL ME EARLY
